Construction Services
At microline, we design and construct your perfect home. Or, order a kit of parts and have your home built by one of our certified builders, have your local builder built it for you, or built it yourself.
We also provide Construction Services such as Site Visits, Lot Grading Plans and Certificates, Surveying Services, Building Services, and a whole lot more.
We manage and maintain a robust network of service providers to offer the services bundled with your home, to provide that care-free living experience - from beginning to end.
We call it Homes-as-a-Service. It is a new concept we invented, bundling the home buying and building experience with the professional services to make it happen before, during and after construction.

Lot Grading Plans
You want to get a lot grading plan prior to any construction, and possibly a survey as well. The lot grading plan maps out the elevations of the land on a drawing, and stamped by a Professional Engineer. Lot Grading plans are used for drainage and other purposes, showing the 'lay of the land' before constrution, and helps understand where to place your new home, and what excavation and levelling might be needed. We survey the land, and draw a professional drawing of your house, garage, all outbuildings and the land elevations surrounding them, on a professional drawing stamped by an Engineer. This is required before construction of your new home begins. After construction is complete, the Professional Engineer will visit the site, reference the Lot Grading Plan, and issue a Lot Grading Certificate, that is required by the City or Municiple Inspectors.
Foundation Services
Our Professional Engineers design your foundations, and draw them up on professional drawings, stamp them for construction. This is required before any foundation work begins on the home. Foundations depend on the land underneath, and can be concrete columns, helical screw piles, or other foundation that elevates the home above the ground. Saving on foundation costs for a basement that is damp, costly, and rarely used is one of the ways we save money and time for our customers. It also reduces the ecological footprint of the home, by not destroying the land by digging it up, but rather by propping the home elegantly off the ground. The ascetics speak for themselves, and it allows for more choice in home placement and orientation, to truly frame the view and capture the best light on even the most challenging properties.
